01What is a roof coating system?+
A fluid-applied membrane, usually silicone or acrylic, installed over an existing roof after it has been cleaned and repaired. It cures into a seamless, reflective, waterproof layer that carries its own manufacturer warranty.
02Can any roof be coated?+
Flat and low-slope roofs of EPDM, TPO, PVC, modified bitumen and built-up are the usual candidates, plus metal roofs and, with a rejuvenation treatment, asphalt shingle roofs. The roof must be structurally sound and the insulation dry. We confirm with a moisture scan before quoting.
03How long does a roof coating last?+
Manufacturer warranties run 5 to 20 years on acrylic (Gold) and 20 or 50 years on silicone (Platinum and Diamond), depending on the system and thickness. At the end of the term the roof is cleaned and recoated rather than replaced, which is what makes coatings a renewable roof.
04Is a coating cheaper than a new roof?+
Usually a third to a half of the cost, because there is no tear-off, no disposal and no new insulation. When more than about a quarter of the insulation is wet, replacement becomes the better investment and we quote that instead.
05Will it lower my energy bills?+
A white reflective coating keeps the roof surface far cooler in summer than a black membrane, which reduces heat gain through the deck and the load on air conditioning. The saving depends on the building's insulation and use.
06How long does it take?+
Most residential roofs take one to two days; commercial roofs a few days to a couple of weeks depending on size and repairs, in phased sections. Coatings need dry weather and the temperatures the manufacturer specifies, so the season matters.
07Which products do you use?+
APOC and Gaco silicone and acrylic systems, Karnak coatings and primers, and Tri-Built silicone on our award-winning Whippany restoration. The product is chosen for the roof, and the manufacturer's warranty is registered in your name.
08Can a shingle roof really be rejuvenated?+
If it is between about ten and twenty years old with its granules intact, yes. The treatment restores the oils the asphalt has lost so the shingles flex instead of cracking. It will not fix a roof that is already curling or bald, and we say so after the inspection.
09Where do you work?+
Homes across Northern and Central New Jersey, including Bergen, Hudson, Essex, Passaic, Morris, Union, Middlesex, Somerset, Hunterdon and Sussex counties. Commercial and multifamily buildings across the whole of New Jersey, and larger projects in Pennsylvania and Connecticut.
