A roof fails at its details: a lifted cap, a clogged drain, a split pipe boot, a seam that opened over the winter. Most of the emergencies we see were visible months earlier. Our inspections put every one of those details in a written report with photos, and our maintenance plans fix them before the next storm does.
Four reasons people call us for an inspection, and what each one gets.

The 40-point walk-through with photos: what is sound, what is wearing, what needs doing and when. Free for homeowners.
What we check →
Buying, selling, filing a claim or renewing a policy: a dated, photographed report written for the attorney, the adjuster or the underwriter.
Reports we write →
Drone and satellite imagery, infrared moisture scans, core samples and temperature testing when the roof is too steep, too big or hiding water.
The tools we use →
Quarterly, semi-annual or annual plans for homes, buildings and portfolios. Drains cleared, details resealed, warranties kept valid.
Compare the plans →We do not glance at the surface from a ladder. The inspection covers the roof, the things that pierce it, the way water leaves it, and the walls and ceilings below it, because water rarely shows up where it got in.
Every finding is photographed and placed on a roof plan; the report says what it is, how urgent it is and what it would cost to fix, so you can plan rather than react.
Some roofs cannot be walked safely, some are too large to survey by hand, and some are hiding water under a dry surface. These are the tools we add when the roof calls for them.
What: high-resolution photos and video of every slope, ridge and detail from the air.
When: slate and tile roofs that should not be walked, church towers, multi-storey buildings, storm surveys.
Included when neededWhat: aerial measurement of area, pitch and facets, and a history of the roof's appearance over the years.
When: portfolio reviews, capital planning and accurate quotes before anyone climbs a ladder.
Included when neededWhat: a thermal scan after sunset that shows where wet insulation is holding the day's heat.
When: before any coating or restoration, after a leak, before a purchase. It is the difference between a 20-year coating and a wasted one.
Standard before coatingsWhat: probe readings at the spots the scan flagged, surface temperatures, attic humidity.
When: every infrared survey, and leak tracing on shingle roofs from the attic side.
Included with scansWhat: a small cut through the roof assembly to see the layers, the insulation and the deck, then patched the same day.
When: deciding between coating and replacement, pre-purchase due diligence, insurance disputes.
Priced per sampleWhat: findings on a roof plan with photos, urgency, recommended action and budget ranges; dated and signed.
When: always. A verbal opinion is not an inspection.

A home inspector spends ten minutes on the roof. A roofer who has been on New Jersey roofs since 1990 spends an hour, and writes a report the other side cannot wave away.
Every visit checks the surface (shingles, slates, tiles, membranes), the water flow (drains, gutters, leaders, ponding, flashings, chimneys, skylights, HVAC units), the structure (parapets, masonry, expansion joints) and the interior (ceiling stains, wall cracks, insulation). The packages differ in rhythm and depth; repairs found on a visit are quoted separately.
Best for: Standard homes and stable commercial assets
Best for: Properties with heavy tree coverage or multi-tenant buildings
Best for: Commercial complexes, industrial sites and luxury estates
No prices on this page on purpose: every package is scoped and priced after the inspection, and the exact terms go into your written proposal. Bring any other written proposal: same scope, same warranty, we beat it.
Request a Free Estimate →Most roof repairs in New Jersey are a patch on the stain, not a fix of the cause. The roof leaks again, the next contractor patches the next stain, and the deck rots underneath it all. Four things we do on every inspection that most companies do not:
And a share of every roof funds a roof for a family in need, through our One4One program.

Tell us the roof type, the building and why you want the inspection. We pick the right inspector and the right tools, and give you a time window we keep.

Roof, penetrations, drainage, attic and interior, on the 40-point checklist; drone, infrared or core samples where the roof calls for them. Everything photographed.

Findings on a roof plan, urgency and cost for each, remaining life, and the honest recommendation: maintain, repair, coat or replace.

Fix what is urgent, schedule what can wait, and if you want it, a maintenance plan so the next inspection is already on the calendar.
A homeowner's condition inspection is free because it is how we earn the repair or the replacement. Reports written for someone else, diagnostics and maintenance plans are priced for the work they take.
A cleared drain costs minutes; a ceiling that came down because of it costs a claim. A resealed pipe boot costs a tube of sealant; the rotted decking under it costs a weekend. A maintained roof lasts years longer, keeps its manufacturer warranty valid, and gives you a replacement date you chose instead of one the weather chose.

Shingle roofs: a professional deep-dive every three to five years and a look after any major storm. Flat roofs: once or twice a year, more if there is rooftop equipment or heavy foot traffic. Slate and tile: yearly, from the ground and by drone, with a walk only when something needs fixing.
For homeowners, yes: the condition inspection and the photo report cost nothing. Reports written for a sale, a purchase, an insurer or a board, and diagnostics such as infrared scans and core samples, are priced for the work and credited against repairs we do.
Every finding photographed and placed on a roof plan, with what it is, how urgent it is, what it costs to fix and the roof's remaining life. It ends with one recommendation, maintain, repair, coat or replace, and the reasoning.
The roof, wherever it can be walked safely, and the attic underneath it. Where it cannot, slate, tile, very steep or very tall roofs, we fly a drone and use satellite imagery, and we say in the report which parts were walked.
Scheduled inspections on the 40-point checklist, gutters and drains cleared, small resealing of boots, caps, seams and flashings, a written report after every visit, a compliance log for manufacturer and coating warranties, and priority scheduling if something urgent comes up. Larger repairs are quoted separately.
Most manufacturer warranties on membranes and coatings require documented periodic inspection and maintenance. Our plans produce exactly that documentation, dated and photographed, so a claim years from now is not refused for lack of records.
Yes, and quickly, because attorney review periods are short. You get remaining life, first-year costs and a written report your attorney can use in the negotiation.
For you. Our storm and hail documentation goes into your claim, we meet the adjuster on the roof if the carrier sends one, and we write what we find, which is why adjusters take the reports seriously.
Homes across Northern and Central New Jersey, including Bergen, Hudson, Essex, Passaic, Morris, Union, Middlesex, Somerset, Hunterdon and Sussex counties. Commercial and multifamily buildings across the whole of New Jersey, and larger portfolios in Pennsylvania and Connecticut.
