Soft washing and pressure washing for every exterior surface

Clean the house without blasting it apart

Mould, algae, pollution and years of grime come off a house with the right chemistry and the right pressure, which is usually much less pressure than people expect. We soft wash roofs, siding, stucco and brick, pressure wash concrete and decks, and clean commercial facades and parking areas, with the method matched to the surface so nothing is stripped, etched or forced behind the siding.

Surfaces

Each surface gets the pressure and chemistry it can take

High pressure cleans concrete and ruins a roof. These are the surfaces we clean and how.

Asphalt shingle roofs soft wash only

What: black streaks (algae), moss and lichen that lift the shingles and hold water.

How: a sodium hypochlorite solution applied at garden-hose pressure, allowed to work, rinsed. Pressure washing strips granules and voids warranties.

Every 3–5 yr, or as needed

Vinyl and fiber cement siding soft wash

What: green algae, mildew, chalk and spider webs, worst on the north and shaded sides.

How: house-wash solution applied low and rinsed top-down so nothing is forced up behind the laps.

Every 1–2 yr

Stucco, brick and stone soft wash, controlled pressure

What: mildew in the texture, pollution, efflorescence, rust stains.

How: surface-specific cleaners, low pressure, never a tight nozzle on mortar joints or soft stucco. Before any coating or painting.

Before every recoat

Concrete and pavers pressure washing

What: driveways, walkways, patios, pool decks, parking lots, oil and rust stains.

How: 3,000+ psi with a rotary surface cleaner for an even finish; degreaser on oil; polymeric sand and sealer on pavers if you want it.

Every 1–2 yr

Wood decks and fences low pressure, then stain

What: grey weathered wood, mildew, old stain.

How: cleaner and brightener at low pressure so the grain is not furred, dried, then stained or sealed by our painters.

Before every re-stain

Gutters, fascia, flat roofs cleaning before work

What: black tiger stripes on gutters, dirt on soffit and fascia, debris and algae on flat roofs.

How: soft wash with a gutter brightener; flat roofs cleaned as the first step of every coating job.

Soft wash vs pressure

Why we reach for the chemistry before the pressure

A rented pressure washer cleans a driveway and damages almost everything else: it strips shingle granules, forces water behind siding, furs wood and etches mortar. Soft washing kills the growth so it rinses away and stays away longer.

Why Roof4Roof

Cleaned by people who repair what pressure washing breaks

We have replaced roofs that were pressure washed and re-sided walls that had water blasted behind them. Four things we do on every cleaning job that most crews do not:

  • Never a pressure wand on a roofShingles are soft washed, full stop. The granules stay on, the warranty stays valid, the algae stays gone for years.
  • Top-down, lap-by-lap on sidingRinsed downward so water runs over the laps, not up behind them into the sheathing.
  • The roof looked at while we are up thereMoss usually means shade and moisture; we tell you what else we see: lifted shingles, clogged gutters, a flashing that needs attention.
  • The owners' direct line on every documentIssues answered within 48 hours, most within 24. The owners' contact details are printed on every proposal and invoice.

And a share of this job funds a roof for a family in need, through our One4One program.

FAQ

Pressure washing questions, answered straight

What New Jersey owners ask us before they book.

Have a question not listed here? Call (201) 267-3000 or request an estimate.

01What surfaces can be pressure washed?+

Concrete, pavers, stone patios, fences and decks with the pressure turned down. Siding, stucco, brick, painted surfaces and especially roofs are soft washed: the cleaning is done by the solution, and the water pressure is little more than a hose.

02Is it safe for my siding?+

Yes, done our way. Vinyl, wood, stucco and fiber cement each get their own pressure and cleaner, and the rinse runs top-down over the laps. High pressure aimed up at siding forces water behind it and that is the damage we get called to fix.

03Can you clean roofs?+

Yes, by soft washing only. The black streaks are algae and the moss is lifting the shingles; a low-pressure solution kills both and the rain finishes the rinse. A pressure washer on a shingle roof strips granules and voids the warranty, so we do not do it.

04How often should the house be washed?+

Once a year for most homes, more under heavy tree cover or on a shaded north side; roofs every three to five years. Before any painting, staining or coating, always.

05Is it environmentally friendly?+

We use biodegradable, surface-safe detergents, pre-wet and rinse plants and lawns, and direct run-off away from drains and reclaim it where regulations require.

06What is the difference between pressure washing and power washing?+

Both use high-pressure water; power washing heats it for grease, gum and oil on commercial concrete. Neither belongs on a roof or siding, which is what soft washing is for.

07Where do you work?+

Homes across Northern and Central New Jersey, including Bergen, Hudson, Essex, Passaic, Morris, Union, Middlesex, Somerset, Hunterdon and Sussex counties. Commercial and multifamily cleaning across the whole of New Jersey.
