Repair

What the symptom usually means, and what we do about it

Siding rarely fails across a whole wall. It fails at a corner, a window, a seam or a panel that took a hit. These are the six we see most on New Jersey houses.

01

Panels loose, rattling or gone after wind

Usually: vinyl nailed too tight or too loose, or old aluminum whose clips let go.

We do: re-hang the panels with the right nail gap, replace the missing ones with a matched colour, lock the courses.

02

Warped, buckled or melted vinyl

Usually: panels nailed tight with no room to move, or sun reflected off a neighbour's window.

We do: replace the affected courses, hang them properly, and talk about a darker heat-rated panel or a screen if reflection is the cause.

03

Water inside near a window or door

Usually: missing or badly lapped flashing and house wrap behind the siding, not the siding itself.

We do: open the wall, flash the opening properly, repair the wrap, re-side the area. The repair most companies skip.

04

Rotted trim, fascia or corner boards

Usually: wood trim that was painted over the rot for years, with the siding butting into it.

We do: replace the trim in PVC or coated aluminum so it never rots again, and reseal the siding to it.

05

Cracks, holes, dents

Usually: ladders, hail, a lawn mower, a woodpecker.

We do: replace the panel or the shake, match the colour and profile, and, on aluminum, repaint the section if a match no longer exists.

06

Faded, chalky or streaked walls

Usually: age on vinyl and aluminum, mildew on the north side, or failed paint on wood and fiber cement.

We do: soft-wash, and repaint fiber cement, wood and aluminum where it makes sense; replace vinyl that has gone brittle.

Replace

What a siding replacement includes with us

Most of the work in a good siding job is invisible when it is finished. The difference between a wall that stays dry for forty years and one that rots behind pretty panels is what happens between the tear-off and the first course.

  1. 01
Tear-off and sheathing checkOld siding removed to the sheathing; soft, rotted or mould-stained sheathing replaced and photographed before anything goes back on.
  2. 02
House wrap and flashingNew weather-resistive barrier lapped the right way, every window and door flashed with self-adhered membrane, kick-out flashing where the roof meets the wall.
  3. 03
Insulation, where it helpsRigid foam or insulated panels over the sheathing for older homes; attic and wall ventilation checked so the wall can dry.
  4. 04
Siding, trim and the edgesPanels hung loose enough to move, corners and J-channel detailed to shed water, PVC or aluminum-wrapped trim, new soffit and fascia, gutters re-hung.

Closeout: the manufacturer warranty registered in your name, our workmanship warranty in writing, the yard magnet-swept, and leftover panels left with you for future repairs.

The whole envelope

Siding is only as good as its edges

Water gets into walls at the places where siding meets something else. We do those places with the siding, as one job, so there is one crew, one schedule and one warranty for the whole wall.

01

Soffit and fascia

Vented aluminum or vinyl soffit so the attic breathes, aluminum-wrapped or PVC fascia so it never needs paint, gutters re-hung on the new fascia.

02

Windows and doors

Flashing and J-channel detailed to shed water away from the opening; capping of old wood frames; or new triple-pane windows and entry doors installed in the same job through our Window Depot store.

03

Roof-to-wall transitions

Step flashing and kick-out flashing where a roof runs into a wall, the single most common source of rotted sheathing we uncover.

04

Chimneys and masonry

Counterflashing cut into the brick and sealed, stucco and brick repointed where the siding meets them.

05

Trim, corners and accents

Corner posts, band boards, gable vents, shutters, window surrounds and decorative shake in gables, in matching or contrasting colours.

06

Gutters and leaders

Seamless gutters and leaf guards sized to the roof, installed after the fascia so nothing is screwed through new siding twice.

Where it comes from

Our own window and siding store, your neighbours' prices

Window Depot USA of North Jersey is part of the Roof4Roof family and sits in our Carlstadt building. It belongs to a national buying network, so the Mastic siding lines, the James Hardie systems and the windows and doors that go in with them are bought at volume and installed by the same crews that do our roofs. One estimate, one schedule, one warranty for the whole exterior.

Why Roof4Roof

A roofer's siding job: the water comes first

Siding crews think about the finish. We think about where the water goes, because we are the ones called when it ends up in the wall. Four things we do on every siding job that most crews do not:

  • Every opening flashed, every transition kicked outSelf-adhered flashing at windows and doors, kick-out flashing at every roof-to-wall, photographed before the siding covers it.
  • Sheathing replaced, not sided overRot found during tear-off is cut out and replaced the same day, with photos. Siding over soft sheathing is a wall that fails in five years.
  • Three layers of supervisionA working foreman on site, a production supervisor who visits at least three times during the job, and a full-time production manager who owns every step.
  • The owners' direct line on every documentIssues answered within 48 hours, most within 24. The owners' contact details are printed on every proposal and invoice.

And a share of this job funds a roof for a family in need, through our One4One program.

FAQ

Siding questions, answered straight

What New Jersey homeowners ask us before they sign.

Have a question not listed here? Call (201) 267-3000 or request an estimate.

01Which siding is best for a New Jersey home?+

For most houses, insulated vinyl (our Platinum package): Mastic double-insulated panels add real R-value to walls that often have none, never need painting, handle freeze-thaw and cut outside noise. Traditional Mastic vinyl (Gold) gives the carved-wood look at a lower price; James Hardie fiber cement (Diamond) is the most durable siding we install. We bring full-size samples and show you nearby houses in each.

02How long does siding last?+

The three lines we install are warranted for the life of the home or with a double lifetime warranty, and they do not warp, buckle or sag. Older vinyl typically lasts 30 to 40 years, aluminum 30 to 50, fiber cement 50 or more, cedar 25 to 40 with regular staining. The house wrap and flashing behind any siding decide whether the wall underneath lasts as long.

03Can you side over my existing siding?+

We can, and we rarely recommend it. Siding over old siding hides rotted sheathing, traps moisture and voids most warranties. Tear-off lets us flash the openings and replace what is soft; it is the only way to know what you are covering.

04Will new siding lower my energy bills?+

Insulated vinyl bonds a foam backing to every panel, adding R-value to walls that often have none, and a continuous house wrap cuts drafts. The saving depends on the house; the comfort and quiet in an older home are usually noticeable the first winter.

05Can you match my existing siding for a repair?+

Usually. Vinyl and aluminum are matched by profile and colour from current lines or from salvage; where a colour has been discontinued we take panels from a hidden wall for the visible repair and put the closest match on the hidden side. Aluminum can be repainted to match.

06How long does a siding replacement take?+

Most single-family homes take three to seven days depending on size, storeys and how much sheathing and trim we replace. The house is never left open: each wall is wrapped and dried-in the day it is stripped.

07Do you do the soffit, fascia, gutters and windows too?+

Yes, and we prefer to, because the edges are where siding fails. Vented soffit, fascia board replacement, seamless gutters and guards are done with the siding; triple-pane windows, entry doors and sliding patio doors can be replaced in the same job through our Window Depot store.

08Which brands do you install?+

Mastic by Ply Gem traditional and insulated vinyl, James Hardie fiber cement, cedar, redwood and pine, and steel or aluminum siding, through our Window Depot USA of North Jersey store, with the manufacturer warranty registered in your name.

09Where do you work?+

Homes across Northern and Central New Jersey, including Bergen, Hudson, Essex, Passaic, Morris, Union, Middlesex, Somerset, Hunterdon and Sussex counties. Commercial and multifamily siding across the whole of New Jersey.
