Who benefits most

Every business with a roof overhead, and some more than others

A retail roof protects stock, customers and a reputation. The businesses below have the tightest margins and the least tolerance for a closed day, which is exactly where restoration instead of replacement pays off most.

Restoration over replacement

Why spend more than you must to keep the business running?

We have approached roofing logically for three decades and tracked the numbers: 82% of the retail and hospitality roofs we inspect in North Jersey do not need a full replacement. A proven liquid-applied restoration system does the job, and the capital stays in your business.

  1. 01

  3. 03
15 to 25 more yearsA quality restoration extends the roof's life by as much as a new installation, with product and workmanship warranties to match.
  4. 04
Seamless and reflectiveA single waterproof membrane over the whole roof, with no seams to open, and a white surface that cuts summer cooling costs.

What we do

Tailored to how your business runs

A strip mall in Paramus, a hotel in Jersey City and a diner on Route 17 have different roofs and different hours. The service list is the same; what changes is the plan.

Repair & Renew restoration silicone and acrylic systems

For: an aging EPDM, TPO, PVC or modified bitumen roof with a sound deck.

60–70% less than replacement

Maintenance plans quarterly, semi-annual, annual

For: restaurants (grease and exhaust), multi-tenant centers, any roof with a warranty to keep.

What: penetrations, curbs, drains and sealants checked and fixed on a schedule; report with photos for the owner or the franchisor.

Set fee per visit

Emergency repair 24/7

For: a leak over the sales floor, a storm, a kitchen exhaust curb that let go.

What: a live person answers, a crew is dispatched, the roof is made watertight and the damage documented for the insurer.

Before the next shift opens

Replacement TPO, PVC, EPDM, mod-bit

For: wet insulation or a failed deck, found by the infrared scan.

What: phased tear-off after hours, tapered insulation, new membrane; PVC where grease and chemicals are present.

Warranties up to 30–40 yr

Brand standards franchises and chains

For: operators who have to meet a franchisor's spec and inspection.

What: systems and documentation to the brand standard, repeated across locations with one contact.

Multi-location programs

What: the whole exterior restored by one contractor, so the building looks as good as the business inside.

Curb appeal that sells
Around your hours

How we work on a building that is open for business

Minimal interruption is a plan, not a promise. These are the six things we settle with you before the first truck arrives.

01

Hours and phases

Work scheduled before opening, after closing or in sections away from the busy side; the loudest tasks on the quietest days.

02

Parking and entrances

Staging placed where it costs you the fewest spaces; customer entrances protected and open; deliveries kept clear.

03

Kitchen and exhaust

Grease-resistant systems around restaurant exhaust, curbs rebuilt watertight, odors managed, the health inspector never surprised.

04

Tenants kept informed

One notice to every tenant in the center, a phone number that answers, and a daily update to the owner or manager.

05

Clean site every evening

Nothing left on the roof edge or the lot; the roof closed watertight before the crew leaves, every day.

06

Documented for the owner

Before-and-after photos, warranty registration and a maintenance plan, so the roof stays an asset in the lease and in the sale.

Why Roof4Roof

The clear choice to keep your business open and thriving

Our involvement with BOMA, NJAA and POANJ keeps us at the forefront of best practices and local regulations. Then four things we do on every retail job that most crews do not:

  • Three layers of supervisionA certified foreman on the roof, a production supervisor who visits at least three times during the job, and a full-time production manager who owns every step.
  • Live quality checks every 2 to 3 hoursVideo calls from the roof, so seams, flashings and drains are reviewed as they are built, not after.
  • We beat any written estimateSame product, system, warranty and service agreement from a licensed and insured contractor: we beat it. A binding commitment, not a slogan.
  • The owners' direct line on every documentIssues answered within 48 hours, most within 24. The owners' contact details are printed on every proposal and invoice.

And a share of this roof funds a roof for a family in need, through our One4One program.

From survey to warranty

How a retail roof job runs with us

Step 01

Survey

Infrared moisture scan, drone survey, every curb and drain checked. If you have been told you need a new roof, this is the free second opinion.

01
Step 02

Proposal

Restore, repair or replace, with the hours, the phasing, the warranty and the price in writing. Bring any other written estimate: we beat it.

02
Step 03

Build around business

Before opening, after closing or in sections; entrances and parking protected; the roof closed every evening; a daily update to you.

03
Step 04

Warranty and maintain

Manufacturer warranty registered, photos for the file, and a maintenance plan so the roof stays off your list for years.

04
Budget & planning

What retail and hospitality roofing costs

Roof size, the number of curbs and penetrations, wet insulation and the system decide the price. These are honest ranges from our own jobs; the written proposal after the survey is exact.

Repair & Renew restoration
Typically 30–50% of a replacement; 60–70% savings on most retail roofs
Replacement
Priced per square foot by membrane and insulation; PVC for kitchens and grease
Maintenance plan
A set fee per visit; semi-annual is typical for restaurants and multi-tenant centers
Emergency repair
Time and materials, 1-year workmanship warranty on the repair
Paying for it

Expense it, depreciate it, or spread it

A restoration can often be written off in the year it is done; a replacement is depreciated as a capital improvement. We bill by progress, phase to your cash flow and provide the documents your accountant and your landlord or franchisor need. Ask your tax advisor which treatment fits.

FAQ

Retail and hospitality roofing, answered straight

What owners, franchisees and center managers ask before they sign.

Have a question not listed here? Call (201) 267-3000 or request an estimate.

01Will the work disrupt my business?+

We plan for it not to. Work is scheduled before opening, after closing or in sections away from the busy side; entrances and parking are protected; a restoration needs no tear-off, so there is no debris and no noise that empties a dining room. Your doors stay open and the revenue keeps flowing.

02How can a restoration last as long as a new roof?+

Because the existing membrane becomes the base for a new seamless one. Wet insulation is cut out, every seam and curb is triple-ply reinforced, and the silicone or acrylic system goes on at the manufacturer's thickness with a 20- or 50-year warranty depending on the package. At the end of the term the roof is cleaned and recoated instead of replaced.

03How does roof condition affect my business's image?+

Customers equate the condition of the building with the quality of what is inside. A stained ceiling tile, a bucket on the floor or a shabby parapet costs sales; a clean roofline and a dry interior show attention to detail.

04Do you work with franchise brand standards?+

Yes. We have worked for operators of Dunkin', IHOP, CVS, Dollar General and Hilton properties, among others, and provide the systems and documentation a franchisor's inspection requires, repeatable across locations.

05What about restaurant exhaust and grease?+

Grease breaks down many membranes. We use grease-resistant systems around exhaust fans, rebuild the curbs watertight, and put restaurants on a semi-annual maintenance plan so the area around the exhaust is checked before it leaks.

06Can the cost be written off?+

Often a restoration is expensed in the year it is done and a replacement depreciated as a capital improvement. We provide the documentation; your tax advisor decides the treatment.

07Do you do more than roofing for small businesses?+

Yes: storefront and facade restoration, stucco and brick, tuck pointing and waterproofing, gutters, skylights, pressure washing and painting, all under one contractor and one certificate of insurance.
