What the symptom usually means, and what we do about it

Masonry fails for a reason, and the reason is usually water or movement. Six things we see most on New Jersey brick, block and stone.

01

Step cracks following the joints

Usually: settlement at one corner, or a lintel or foundation that moved.

We do: find and fix the movement, then stitch or rebuild the cracked section with helical ties and repoint.

02

Cracks straight through the brick

Usually: serious movement or a rusting steel lintel expanding and splitting the wall above a window.

We do: replace the lintel, rebuild the brick above it, add flashing and weeps so it does not rust again.

03

Spalling and flaking faces

Usually: freeze-thaw on a wet wall, hard mortar, or a sealer that trapped water.

We do: replace the damaged units with matched brick or stone, repoint with the right mortar, fix the water source, seal with a breathable product.

04

Bowing or bulging walls

Usually: failed wall ties on a veneer, or a parapet or retaining wall pushed by water and frost.

We do: stabilize, install new ties or anchors, rebuild the displaced section, add drainage behind retaining walls.

05

Loose caps, sills and coping

Usually: the mortar bed under them failed; water now runs straight into the wall.

We do: re-set or replace, with a drip edge and sealant, and flashing under coping on parapets.

06

Crumbling steps, stoops and walkways

Usually: salt, frost and a base that was never compacted.

We do: rebuild on a proper base, replace broken treads and risers, re-set the rail, seal against salt.

What we work on

Brick, block, stone and the steel that holds them up

Each material moves, weathers and fails in its own way. These are the ones we repair and rebuild, and what each one needs.

Brick veneer and solid

What fails: joints, lintels, ties and the top courses.

We do: repoint, replace spalled units with matched brick, renew lintels with flashing and weeps, rebuild tops and corners.

Matched by colour, size and texture

Concrete block garages, foundations, commercial

What fails: cracked joints, bowing below grade, water wicking through.

We do: crack repair, re-set or rebuild sections, parge and coat, waterproof below grade, add drainage.

Type S mortar, reinforced where needed

Stone brownstone, limestone, fieldstone, bluestone

What fails: flaking faces, hard mortar, loose steps and sills.

We do: consolidation and patching with matched repair mortar, lime repointing, re-setting and replacing units.

Lime-based mortar only

Lintels and steel over every window and door

What fails: rust that expands and lifts the brick above, cracks at the corners.

We do: shore, remove the brick, replace the lintel with galvanized steel, flash and weep, rebuild.

Code-compliant bearing and flashing

Parapets and copings the roof's edge

What fails: freeze-thaw on the most exposed masonry on the building; coping joints that let water into the wall and the roof.

We do: rebuild the top courses, through-wall flashing, new coping or caps, tie-in to the roof membrane.

Done with the roofing crew

Retaining walls and site masonry steps, walks, piers

What fails: frost, drainage and a weak base.

We do: drainage behind the wall, rebuild on a compacted base, re-set caps and treads, seal against salt.

Rebuild

Chimneys, steps, parapets and walls, rebuilt properly

Some masonry is past repair: a chimney whose top courses have separated, a stoop that has sunk, a parapet leaning out over the sidewalk. We take it down to sound masonry and rebuild it with the details it should have had the first time.

  1. 01
ChimneysPartial or full rebuild above the roofline, new flue liner where needed, a cast or stone crown with a drip edge, through-wall flashing and counterflashing tied into the roof, a cap on every flue.
  2. 02
Steps, stoops and porchesDemolished to a compacted base, rebuilt in brick, block and stone or bluestone treads, railings re-set, sealed against salt and frost.
  3. 03
Parapets and copingsRebuilt with a flashing beneath the coping, expansion joints where they were missing, tied to the roof membrane by the same crew that does the roof.
  4. 04
Walls, piers and lintelsGarden and retaining walls, gate piers and the brick above windows and doors, rebuilt with matched units, new ties, drainage and steel.

Why Roof4Roof

Masons who work with the roofers, not against them

Most masonry leaks involve a roof, a flashing or a gutter, and most roof leaks at a chimney or parapet involve masonry. We have both trades on the same crew. Four things we do on every masonry job that most companies do not:

  • Photo documentation before any workClear photos, and video when it helps, of what is failing and why, so you see the problem before you see the price.
  • The cause fixed, not just the crackLintels replaced, ties added, drainage corrected, flashings rebuilt. A crack we fill without fixing its cause comes back, and so do we, free.
  • Materials matched to the wallBrick, stone and mortar sourced to colour, size and strength, so the repair blends and the wall moves as one.
  • The owners' direct line on every documentIssues answered within 48 hours, most within 24. The owners' contact details are printed on every proposal and invoice.

And a share of this job funds a roof for a family in need, through our One4One program.

Inspect, then decide

How a masonry job runs with us

Brick, block or stone, mortar joints, lintels, sills, caps and the surroundings checked for cracks, shifting, spalling and moisture. Photographed and reported in writing.

01
Step 02

Propose

Repair or rebuild, the materials, the access plan if scaffolding, a lift or shared walls are involved, the warranty and the price, in writing with no surprises.

02
Step 03

Build

Landscaping and walkways protected, dust controlled, repairs and rebuilds done to code under a foreman and skilled masons, materials matched to the existing wall.

03
Step 04

Protect

Final inspection for soundness and sealing, closeout photos, workmanship warranty in writing, and maintenance recommendations so the next inspection is a formality.

FAQ

Masonry questions, answered straight

What New Jersey owners ask us before they sign.

Have a question not listed here? Call (201) 267-3000 or request an estimate.

01What masonry services do you offer?+

Brick, block and stone repair, tuckpointing and repointing, spalling brick replacement, lintel and sill repairs, chimney and parapet rebuilds, steps and stoops, retaining walls, waterproofing and sealers, and localized rebuilds, for homes and commercial buildings.

02How often should masonry be inspected?+

At least once a year and after severe weather. Cracks, loose mortar and moisture are cheap to fix when they are found early and expensive when a lintel has rusted through or a chimney has separated.

03What are the signs my masonry needs repair?+

Cracked or missing mortar joints, loose or spalling bricks or stones, white powdery efflorescence, water stains on interior walls, bowing or shifting sections, and gaps opening around windows and doors.

04What is chimney repointing, and why does it matter?+

Removing deteriorated mortar from the chimney's joints and replacing it with new, matched mortar. The chimney is the most exposed masonry on the house; repointing it, with a new crown and flashing, is what stops water running down into the roof and the rooms below.

05Can a cracked brick wall be repaired, or does it have to be rebuilt?+

Most can be repaired once the cause is fixed: helical ties stitch the crack, units are replaced, joints repointed. Rebuilding is for sections that have displaced, bowed or lost their lintel or ties.

06Will the repair match my existing brick?+

We source brick and stone by colour, size and texture, including reclaimed units for older walls, and match the mortar on a sample before we start. On a weathered wall a new brick will look new for a season or two, then blend.

07Do you do the roof flashing at a chimney or parapet too?+

Yes, and we prefer to. The through-wall flashing, counterflashing and roof tie-in are done by the same crew as the masonry, which is the only way to warrant the whole joint.

08Where do you work?+

Homes across Northern and Central New Jersey, including Bergen, Hudson, Essex, Passaic, Morris, Union, Middlesex, Somerset, Hunterdon and Sussex counties. Commercial and multifamily masonry across the whole of New Jersey.
