Exterior and interior painting, caulking and sealing

Paint is the finish. Caulk is what keeps the water out.

A fresh coat of paint protects wood, stucco and masonry from the weather and makes the house look the way you remember it. The sealant at every window, door, joint and penetration is what stops the water and the drafts. We do both, with the surface preparation that decides whether the paint lasts two years or ten, on New Jersey homes and buildings, inside and out.

Caulking

Where the house leaks air and water, and what we seal it with

Caulk is the cheapest weatherproofing on the house and the most neglected. Six places we seal most, and the honest answer for each.

01

Window and door perimeters

Usually: sealant that has cracked or pulled away after 10 to 15 years; drafts and water at the sill.

We do: cut out the old bead, clean, backer rod where the gap is wide, a polyurethane or silicone-hybrid sealant rated for movement.

02

Siding joints, corner boards, trim

Usually: open butt joints on fiber cement and wood, gaps at corner boards and band boards.

We do: paintable elastomeric sealant at every joint before the paint goes on.

03

Gutters, fascia and flashing seams

Usually: seams that drip and flashings that lifted at the edges.

We do: gutter-grade sealant on seams and end caps, roofing sealant at flashing laps.

04

Brick, stone and concrete joints

Usually: expansion joints and the line where masonry meets wood, stucco or metal.

We do: backer rod and a masonry-rated elastomeric sealant that moves with the wall.

05

Penetrations and vents

Usually: hose bibs, dryer vents, cables and pipes through the wall, never sealed.

We do: foam the gap, seal the collar; the air-sealing that shows up on the heating bill.

06

Bathrooms and kitchens

Usually: mildewed or cracked caulk at tubs, showers and counters letting water into the walls.

We do: remove, treat the mildew, re-caulk in mould-resistant silicone.

Why Roof4Roof

Painters who know where the water comes from

Most peeling paint is a water problem: a gutter, a flashing, a missing drip edge, bare wood behind a bead of caulk. We fix those as roofers and then paint as painters. Four things we do on every paint job that most crews do not:

  • Rot replaced, not painted overSoft fascia, sills and trim are cut out and replaced before priming. Paint over rot is a two-season finish.
  • The water source fixed firstOverflowing gutters, missing kick-out flashing and failed sealant are corrected, or the new paint fails exactly where the old one did.
  • Breathable products on masonryStucco and brick get coatings that let vapour out; the wrong paint traps water and peels within a few years.
  • The owners' direct line on every documentIssues answered within 48 hours, most within 24. The owners' contact details are printed on every proposal and invoice.

And a share of this job funds a roof for a family in need, through our One4One program.

FAQ

Painting and caulking questions, answered straight

What New Jersey owners ask us before they sign.

Have a question not listed here? Call (201) 267-3000 or request an estimate.

01How often should the exterior be repainted?+

Every 5 to 10 years depending on the surface and the exposure: wood sooner, fiber cement and aluminum later, south and west walls first. Prepared properly and painted with a quality acrylic, ten years is realistic in New Jersey.

02Why is caulking important?+

It closes the gaps around windows, doors, siding joints and trim where air and water get in. Fresh sealant cuts drafts, stops water reaching the framing, and keeps the paint from failing at the edges first.

03Where does caulking matter most?+

Window and door frames, siding butt joints and corner boards, where masonry meets wood or metal, flashing seams, and every pipe, vent and cable through the wall. Inside: tubs, showers and counters.

04What is the difference between interior and exterior caulk?+

Exterior sealant has to move with the house and survive UV, rain and freeze-thaw: polyurethane and silicone hybrids rated for joint movement. Interior caulk is for appearance and small gaps: paintable acrylic latex, or mould-resistant silicone in wet areas. We use the right one in each place.

05Can you paint stucco, brick or aluminum siding?+

Yes, with the right product. Stucco and brick get breathable masonry paint or elastomeric coating; aluminum siding gets a bonding primer and acrylic after the chalk is washed off. Ordinary house paint on masonry traps moisture and peels.

06How long does a painting job take?+

A room one to two days; a whole exterior several days to a week or more depending on size, prep and weather, because paint needs dry surfaces and the right temperatures. We give you a schedule with the estimate.

07Which paints do you use?+

Benjamin Moore exterior and interior lines, and Kilz primers for stains, bare wood and problem surfaces. Elastomeric and masonry coatings by surface.

08Where do you work?+

Homes across Northern and Central New Jersey, including Bergen, Hudson, Essex, Passaic, Morris, Union, Middlesex, Somerset, Hunterdon and Sussex counties. Commercial and multifamily painting and sealing across the whole of New Jersey.
