Who we work for

The buildings where a roof problem is a production problem

When roofers hear the size of the job they say "yes, we can do that". We have done it: 100,000-square-foot roofs, hospitals, pharmaceutical plants and emergency-response buildings, with the schedule, the codes, the warranties and the maintenance that follow.

Cutaway illustration of a commercial building showing every exterior service: flat roof, restoration coatings, roof drains, skylights, bulkheads, facade, windows and entry doors
Every part of the building, one contractor
The whole envelope

One crew for the roof, and for everything the roof touches

Flat roof repairs, restoration coatings and replacements; roof drains, gutters, vents, skylights and bulkheads; facade restoration, pointing, waterproofing and painting; windows and entry doors. On a commercial building these are one system, and we treat them as one job.

What we do

Restore first, replace when the roof has earned it

Repairs and coatings are not where most roofers make their money, so they sell replacements. We track the numbers: more than four out of five commercial roofs we inspect are restored for 60 to 70% less than a tear-off, and replaced only when the deck or the insulation says so.

Repair & Renew restoration coating

For: an aging EPDM, TPO, PVC, modified bitumen or metal roof with a sound deck.

What: clean, repair, triple-ply reinforce every seam and penetration, then a seamless silicone or acrylic system.

60–70% less than replacement · 20–50 yr warranty

Repair & maintenance quarterly, semi-annual, annual

For: every roof that has to keep a warranty valid and a plant running.

What: penetrations, flashings, drains, sealants and coatings checked and fixed on a schedule; written report with photos.

Plans from annual to quarterly

Replacement TPO, PVC, EPDM, mod-bit, BUR

For: wet insulation, a failed deck, or a roof patched for too many years.

What: tear-off, tapered insulation, new membrane and details to the manufacturer's spec, full-system warranty.

Warranties up to 30–40 yr

Emergency response 24/7, 365

For: a leak over stock, a storm, a collapse, an insurance claim.

What: a live person answers, a crew mobilizes to the size of the problem, the roof is made watertight, then a permanent fix.

A real roofer on the phone, 2 a.m. or Christmas

Inspection & diagnostics infrared, drone, core cuts

For: capital planning, acquisitions, a second opinion on a replacement quote.

What: infrared moisture scan, registered drone survey, core samples, written condition report.

A free second opinion before you replace

Building envelope walls, waterproofing, painting

For: leaks that are not the roof's fault: parapets, masonry, stucco, windows, joints.

What: tuck pointing, exterior waterproofing, facade repair, caulking and painting by the same company.

Case study

The $168,000 question: replace or restore?

Elite Partners, an automotive-accessory distributor in Whippany, wanted solar panels on its 30,000-square-foot roof and had been quoted $300,000 for the roof replacement that supposedly had to come first. We installed a silicone restoration system with a 20-year warranty instead. The roof was solar-ready, like new, and $168,000 cheaper: 56% off the quote.

  1. 01
CleanPressure wash, then a scrub with rotating bristle brushes and a non-corrosive detergent, two or three passes if that is what the surface needs.
  2. 02
RepairInfrared scan, then every tear, leak, ponding area and missing flashing corrected; wet insulation cut out and replaced.
  3. 03
Triple-ply reinforceEvery seam, drain, curb, penetration and perimeter flashing gets a reinforcing membrane between two layers of silicone flashing: 400% stronger before the first can of coating opens.
  4. 04
Coat and checkPrimer, base and finish coats to the manufacturer's thickness, then a 16-point quality check you are invited to walk with us.
Logistics

How we run a large roof without stopping the building under it

Any snag in your production costs more than the roof. A big job is won or lost in the planning: the phasing map, the staging area, the crane window, who gets a call when the weather turns.

01

Pre-construction survey

Owner-led inspection, infrared moisture scan, core cuts and a drone survey. You get a phasing map, a materials list and a schedule before anyone signs.

02

Staging and deliveries

Material hoists and cranes booked around your truck traffic, staging kept clear of loading docks and fire lanes, deliveries timed to the phase in progress.

03

Safety to the project's value

Site-specific safety plan, fall protection and perimeter warning lines, and insurance sized to the project, including jobs that run into the millions.

04

Nights, weekends, holidays

Restoration means no tear-off, so the roof stays closed and the noise stays low. When a shift cannot be disturbed at all, we work around it: off-hours, weekends, holidays.

05

Supervision you can see

A foreman on the roof, a supervisor on site, video quality calls every two hours, before-and-after photos of every section, a daily report to your facilities manager.

06

Closeout and warranty

Manufacturer inspection and warranty registration, as-built notes, a maintenance plan that keeps the warranty valid, and the owners' direct line on every document.

96% of our projects finish on time and on budget. The other 4% are concealed structural issues, and you hear about them the day we find them, not at the invoice.

Systems we install

Name-brand systems, full-system warranties

Off-label coatings are where a cheap restoration fails a year later. We install Karnak, GE and Tri-Built silicone and acrylic systems over existing membranes, and Mule-Hide, GAF, Johns Manville, Elevate and Versico systems when the roof is replaced, certified by each so the warranty is theirs, not just ours.

  • GAF
  • Karnak
  • GE Sealants, Enduris silicone roof coatings
  • Tri-Built
  • Johns Manville
  • Elevate (Holcim)
  • Versico Roofing Systems
  • Mule-Hide Products
Why Roof4Roof

We guarantee to beat any written estimate

Not a slogan: a binding commitment. Bring a written proposal for the same product, system, warranty and service agreement from a licensed and insured contractor, and we beat it. Then we do four things most crews do not:

  • Three layers of supervisionA certified foreman on the roof, a production supervisor who visits at least three times during the job, and a full-time production manager who owns every step.
  • Live quality checks every 2 to 3 hoursVideo calls from the roof, so seams, flashings and drains are reviewed as they are built, not after.
  • Triple the industry's prep workScrubbed, inspected and reinforced before any coating goes on; 15 to 20% more product than the spec at curbs, corners and where water sits.
  • The owners' direct line on every documentIssues answered within 48 hours, most within 24. The owners' contact details are printed on every proposal and invoice.

And a share of this roof funds a roof for a family in need, through our One4One program.

* Equal product, warranty, material system type and service agreement, performed by a licensed and insured contractor.

From survey to warranty

How a commercial roof job runs with us

Step 01

Survey

The owner inspects the roof in person. Infrared scan, drone survey and core cuts where the roof calls for them. A written condition report with photos, whether or not you hire us.

01
Step 02

Proposal

Restore, repair or replace, with the system, the warranty, the phasing plan and the price in writing. No sales pressure, no commission-driven upsell. Bring any other written estimate: we beat it.

02
Step 03

Build

Certified crew under a dedicated foreman, sections closed watertight every evening, video checks every two hours, a photo report to your facilities manager every day.

03
Step 04

Protect

Manufacturer inspection and warranty registration, closeout photos and as-builts, and a maintenance plan with scheduled visits so the warranty stays valid for its whole term.

04
Budget & planning

What commercial roofing costs in New Jersey

Roof size, the number of penetrations, wet insulation, access and the system decide the price. These are honest ranges from our own jobs so you can budget; the written proposal after the survey is exact.

Repair & Renew restoration
Typically 30–50% of a replacement; 60–70% savings on most roofs we see
Replacement
Priced per square foot by membrane, insulation and tear-off; proposal after the survey
Maintenance plan
A set fee per visit for a defined time and materials; quarterly, semi-annual or annual
Emergency repair
Time and materials, with a 1-year workmanship warranty on the repair
Paying for it

Capital plans, progress billing, tax treatment

We write phased scopes that fit a capital plan, bill by progress, and give your accountant what they need: a restoration can often be expensed in the year it is done, a replacement depreciated as a capital improvement. Ask your tax advisor; we provide the documentation either way.

FAQ

Commercial and industrial roofing, answered straight

What owners, plant managers and facilities directors ask before they sign.

Have a question not listed here? Call (201) 267-3000 or request an estimate.

01How do I know whether my roof needs replacing or just repairs?+

A roof is a system, not just a membrane, so it takes an inspection: age, condition, how much of the insulation is wet, how the drains and details were built. Our owner inspects commercial roofs personally, with an infrared scan where it matters, and puts the recommendation in writing. Four out of five roofs we are asked to replace do not need it.

02How big a roof can you handle?+

One hundred thousand square feet and up; we have done it. High-stakes buildings too: hospitals, emergency-response facilities, pharmaceutical plants. The crew, the insurance and the logistics are sized to the project, including jobs that run into the millions.

03Will the work disrupt production?+

A restoration needs no tear-off, so the roof stays closed, the noise stays low and the thousands of pounds of old roofing never come down through your building. Work is phased around your shifts and deliveries, and when a shift cannot be disturbed at all we work nights, weekends or holidays.

04How does the "beat any written estimate" guarantee work?+

Bring a written proposal from another licensed and insured contractor for the same product, system type, warranty length and service agreement, and we beat it. It has to be a like-for-like comparison; a thinner coating or a shorter warranty is not the same roof.

05How long does a commercial restoration or replacement take?+

We give a timeline after we have seen the roof: size, penetrations and weather decide it. Larger commercial roofs typically run two to three weeks in phases. We finish on time and on budget 96% of the time, and you hear about the exceptions the day they are found.

06What warranties come with the work?+

Restoration systems carry manufacturer warranties of 20 to 50 years depending on the package. Full replacements carry 15- to 40-year material warranties and up to 20 years of workmanship warranty depending on the package. Emergency repairs carry a 1-year workmanship warranty. Your proposal states the manufacturer and the workmanship warranty separately.

07Are you licensed and insured for large projects?+

Yes: licensed and insured as a roofer in New Jersey, with additional coverage for projects that cost into the millions. If a permit is needed we obtain it and you reimburse the fee.

08How far will you travel for a large project?+

All of New Jersey for commercial and industrial work. Depending on size and scope, also Pennsylvania, Connecticut, Delaware, Maryland and Massachusetts.

09What should I look for in a commercial roofer?+

Licensed and insured to the value of the project first. Then a track record with roofs like yours, at least twenty years in business, clear answers on scope, cost and timeline, and references you can call. If any of that is evasive, keep looking.
