Who we work for

Buildings where "closed for roofing" is not an option

A school board, a hospital administrator and a township committee all need the same three things from a roofer: a schedule that respects the building's hours, a roof that does not come back on the agenda, and paperwork that survives an audit.

Expertise

One-size-fits-all does not work on a campus

A district's buildings span a century of construction: a 1920s slate-roofed school, a 1970s flat-roofed annex, a 2010 gym. We handle each with the right system and the same crew standards.

Flat & low-slope restoration coatings

Where: most schools, hospitals and public buildings built after 1950.

What: silicone or acrylic restoration systems over EPDM, TPO, mod-bit or BUR; no tear-off, no landfill, reflective white surface that cuts cooling costs.

60–70% less than replacement · 20–50 yr

Flat roof replacement TPO, PVC, EPDM, mod-bit

Where: wet insulation or a failed deck, often found by the infrared scan.

What: tear-off in phases, tapered insulation, new membrane and details to spec, full-system manufacturer warranty.

Warranties up to 30–40 yr

Shingle roofs dorms, offices, annexes

Where: residential-style buildings on campuses and in districts.

What: GAF, CertainTeed and Owens Corning systems with ice and water shield, built to last through snow, wind and rain.

Lifetime shingle · 10–25 yr labor

Slate, tile & copper historic halls and libraries

Where: landmark schools, libraries, courthouses and chapels.

What: slate and tile repair and restoration, copper valleys, gutters and flashings, snow guards; preserving the look and the function.

Restored for another 50+ yr

Maintenance plans annual to quarterly

Where: every building with a warranty to keep and a budget to protect.

What: scheduled inspections of penetrations, flashings, drains and sealants, minor repairs on the spot, a written report for the facilities file.

Keeps the warranty valid

Infrared & drone inspections capital planning

Where: before a bond referendum, a capital plan or a replacement decision.

What: infrared moisture scans, registered drone surveys, core samples and a condition report per building, so the board replaces only what needs replacing.

Bi-annual scans available
Case studies

Two roofs, two right answers

The same survey leads to a restoration on one building and a replacement on the next. What matters is that the decision is made from the moisture scan and the core cuts, not from the roofer's margin.

LMG Tile warehouse: restore one section, replace the other

A failing roof with two very different halves. The 10,000-square-foot section with a sound deck was restored with a GE Enduris silicone system: seamless, reflective, extended service life. The 5,000-square-foot section that had failed was replaced with a new GAF feltback TPO system.

AFT, 344 Lodi Avenue, Hackensack: a 37,500 sq ft replacement

For a 37,500-square-foot commercial property in Bergen County our team installed a Johns Manville APPeX 4S modified bitumen system, a membrane chosen for its resilience through New Jersey's temperature swings. Installed on schedule, with the building in operation throughout.

The restoration process

Five steps, written for the people who have to sign off on them

Institutional roofing demands precision and paperwork in equal measure. This is the process we put in every proposal, so a school board, a hospital's facilities director or a township committee knows exactly what they are buying.

01

Clean

All surface debris removed, then a deep clean with rotating bristle-brush equipment and non-corrosive detergents. A clean start means a faster job and fewer days on the calendar.

02

Repair

Every vulnerability identified and corrected: leaks, compromised flashing, ponding areas, failed sealants, wet insulation cut out and replaced.

03

Triple-ply reinforce

Every seam, penetration and roof edge fortified with a reinforcing membrane between two layers of silicone flashing: binding strength up by 400% before any coating goes on.

04

Protect

A five-part protective system applied to the manufacturer's thickness: primer, base and finish coats, seamless and reflective, with a 20- or 50-year manufacturer warranty depending on the package.

05

16-point check

A detailed quality assessment after application, with your facilities staff invited to walk the roof with us. Before-and-after photos and a closeout package for the file.

06

Maintain

A maintenance plan with scheduled visits keeps the warranty valid and the roof off next year's agenda. Written report after every visit.

Classes, clinics and council meetings continue as usual: no tear-off, no debris through the building, work scheduled around the calendar you give us.

Systems we install

Name-brand systems your board can look up

GE Sealants, Karnak and Tri-Built restoration systems; GAF, Johns Manville, Elevate, Versico and Polyglass membranes; GAF, CertainTeed and Owens Corning shingles. We are certified by each, which is what lets us register full-system warranties in the institution's name.

Why Roof4Roof

A contractor that filters itself out of most public jobs, on purpose

Institutional work has three requirements that eliminate most roofers: knowledge of the local regulations that govern when and how we work, precision that avoids preventable setbacks, and a track record you can call. Then four things we do on every job:

  • Three layers of supervisionA certified foreman on the roof, a production supervisor who visits at least three times during the job, and a full-time production manager who owns every step.
  • Live quality checks every 2 to 3 hoursVideo calls from the roof, so seams, flashings and drains are reviewed as they are built, not after.
  • Documentation that survives an auditCondition report, phasing plan, daily photo log, manufacturer inspection, warranty registration and closeout package, all in the institution's file.
  • The owners' direct line on every documentIssues answered within 48 hours, most within 24. The owners' contact details are printed on every proposal and invoice.

And a share of this roof funds a roof for a family in need, through our One4One program.

From survey to warranty

How an institutional roof job runs with us

Step 01

Survey every building

Infrared scan, drone survey and core cuts per roof. A condition report the board can read, with each roof ranked: maintain, restore or replace.

01
Step 02

Proposal and approval

Scope, system, warranty, schedule and price in writing, in the format your bid or committee process needs. Bring any other written estimate: we beat it.

02
Step 03

Build around the calendar

Summer break, weekends, off-hours: the phasing follows the building's schedule. Sections closed watertight every evening, a photo report every day.

03
Step 04

Closeout and maintain

Manufacturer inspection, warranty registered in the institution's name, closeout package, and a maintenance plan that keeps the warranty valid.

04
Budget & planning

Budgeting institutional roofs

Boards budget years ahead, so we give ranges that hold and a per-building plan that spreads the spend. The written proposal after the survey is exact.

Restoration coating
Typically 30–50% of a replacement; most institutional flat roofs qualify
Replacement
Priced per square foot by membrane, insulation and tear-off; phased per building
Maintenance plan
A set fee per visit; annual, semi-annual or quarterly per building
Condition survey
Free with an estimate; stand-alone infrared and drone surveys quoted per campus
Paying for it

Capital plans, bids and progress billing

We write multi-year plans that restore the roofs that can be restored and replace the ones that cannot, respond to public bids and RFPs, bill by progress, and provide the certificates, warranties and closeout documents your business office needs.

FAQ

Institutional roofing, answered straight

What business administrators, facilities directors and committees ask before they sign.

Have a question not listed here? Call (201) 267-3000 or request an estimate.

01How do you keep the roofing from disrupting classes or patient care?+

We schedule around the building's calendar: summer break, weekends, off-hours, or sections phased away from occupied wings. A restoration needs no tear-off, so there is no demolition noise, no debris through the building and no open roof overnight. Entrances are protected and the roof is closed watertight every evening.

02Can you handle a historic school or library roof?+

Yes. Slate, tile and copper are a specialty: we have restored hundreds of churches and historic buildings across Northern and Central New Jersey with the tools, brackets and techniques those materials need. The look is preserved and the roof performs like a modern one.

03What makes you different on an institutional project?+

Over three decades of institutional references, from local school districts to the National Guard Armory; knowledge of the regulations that govern public work; a five-step process with a 16-point check that your staff can witness; and documentation written for boards and committees, not just for us.

04Do you respond to public bids and RFPs?+

Yes. We provide the scope, specifications, certificates of insurance, manufacturer certifications and references the process requires, and we price like for like so the comparison is fair.

05How do you make an institutional roof last through New Jersey weather?+

With a five-part protective system over triple-ply reinforced seams, penetrations and edges, applied to the manufacturer's thickness, then a maintenance plan that catches small problems before freeze-thaw turns them into leaks.

06Can you survey all of our buildings and tell us which ones to prioritize?+

That is the right way to start. We survey each roof with infrared and drone imaging, rank them maintain / restore / replace with a cost range for each, and turn it into a multi-year plan the board can budget against.

07Do you have Spanish-speaking staff?+

Sí. Our team includes native Spanish speakers, so communication with every member of your staff is clear and direct.
