Who we work for

Boards, managers and landlords who are judged by how fast the leak is fixed

A property owner's reputation is the roof over the tenants. When something goes wrong, residents expect it addressed now, and the board expects to know what it cost and why. We build for both.

What we do

Maintain, repair, restore, replace: in that order

The cheapest roof for an association is the one that is looked at twice a year. The second cheapest is the one restored instead of replaced. We get to a replacement last, and only when the moisture scan says so.

Maintenance plans quarterly, semi-annual, annual

What: scheduled inspections of penetrations, flashings, drains, gutters and sealants; small repairs done on the visit; a written report with photos for the board file.

Why: one less thing on the agenda, and the manufacturer warranty stays valid.

Set fee per visit, per building

Repair & emergency 24/7

What: leaks over units, storm damage, ice dams, failed flashings; a live person on the phone at any hour and a crew sized to the problem.

Why: a condo roof leak with interior damage is the call every manager dreads; speed limits the claim.

Rain, snow, hail or holiday

Flat roof restoration silicone coating systems

What: clean, repair, triple-ply reinforce, then a seamless reflective coating over EPDM, TPO or modified bitumen.

Why: 60 to 70% less than a tear-off, no debris through the building, lower cooling bills for top-floor units.

20–50 yr warranty · no tear-off

Flat roof replacement TPO, EPDM, mod-bit

What: tear-off in sections, tapered insulation, new membrane and details, manufacturer warranty registered to the association.

Why: when the insulation is wet, a coating is money wasted; we say so.

Phased so no unit sits open

Shingle roofs townhomes, garden complexes

What: Gold, Platinum and Diamond replacement packages with GAF, CertainTeed and Owens Corning; repairs building by building.

Why: communities need one standard, one color and one schedule across dozens of units.

Lifetime shingle · 10–25 yr labor

Exterior & envelope siding, gutters, masonry, decks

What: siding, gutters and leaf guards, skylights, stucco and masonry, deck waterproofing, painting: the whole exterior by one contractor.

Why: one vendor, one certificate of insurance, one point of blame.

How we inspect

A full view of the problem before the board votes

To make sure a roof lasts, we inspect every component and every penetration, not just the spot above the complaint. A detailed inspection of an association roof includes:

  1. 01
Infrared moisture scanFinds wet insulation under the membrane that no eye can see, so the proposal restores what is dry and replaces only what is wet.
  2. 02
Drone surveyRegistered drones give the board the most detailed and accurate view of the roof, every unit, every drain, without a ladder on the building.
  3. 03
Written report with photosSatellite and drone images with a descriptive report, so the board sees the whole picture before planning the project or the special assessment.
  4. 04
A proposal in the board's languageScope, system, warranty, phasing, resident notices and price, in a document that can go straight into the meeting packet.

Residents

How we work in a building where people live

Shared living spaces have their own rules: parking, noise, deliveries, pets on balconies, an elevator that cannot be blocked. Getting it right the first time protects your property's reputation as much as its roof.

01

Resident notices

Dates, hours, parking and balcony instructions written for the board to distribute, with a phone number residents can actually call.

02

Phased sections

Work moves across the roof in sections that are closed watertight every evening; no unit sits under an open roof overnight.

03

Quiet where it matters

Restoration means no tear-off and no debris chute. Noisy work is scheduled by agreement, away from early mornings and shift workers' sleep where we can.

04

Protected entrances and grounds

Entrances, walkways, cars and landscaping protected; the site cleaned daily; magnets run for nails on shingle jobs.

05

Daily report to the manager

Photos and a short note every day: what was done, what was found, what is next. The board hears from you, not from a resident.

06

Emergency line for the building

24/7 emergency repair for the community, rain, snow, hail or holiday, with the file already on hand because we know the roof.

Roofing expenses on multi-family and condo properties are strong candidates for tax write-offs. We provide the documentation; ask your accountant how to treat it.

Associations

Active in the organizations that set the standards

Aging buildings, stricter codes and rising prices mean a multi-family roofer has to keep learning. Our membership in New Jersey's property and apartment associations keeps our practices at the industry's forefront and our paperwork compliant.

Why Roof4Roof

Our strength is not just the materials, it is the relationships

Every exterior project reflects on the association's reputation. Cut corners or miss dates and the board hears about it at the next meeting. Four things we do on every multi-family job so that never happens:

  • Three layers of supervisionA certified foreman on the roof, a production supervisor who visits at least three times during the job, and a full-time production manager who owns every step.
  • Live quality checks every 2 to 3 hoursVideo calls from the roof, so seams, flashings and drains are reviewed as they are built, not after.
  • Complete insurance coverage for your protectionLicensed and insured in New Jersey, with coverage sized to the project and certificates issued to the association before the first day.
  • The owners' direct line on every documentIssues answered within 48 hours, most within 24. The owners' contact details are printed on every proposal and invoice.

And a share of this roof funds a roof for a family in need, through our One4One program.

From inspection to warranty

How an association roof job runs with us

Step 01

Inspect

Infrared scan, drone survey, every penetration and drain checked. A written report with photos for the board packet.

01
Step 02

Propose to the board

Maintain, repair, restore or replace, with phasing, resident notices, warranty and price in writing. We attend the board meeting if asked. Bring any other written estimate: we beat it.

02
Step 03

Build around residents

Sections closed every evening, entrances and parking protected, a daily photo report to the manager, an emergency line for the building.

03
Step 04

Warranty and maintain

Manufacturer warranty registered to the association, closeout package for the file, and a maintenance plan that keeps the roof off the agenda.

04
Budget & planning

What multi-family roofing costs in New Jersey

Condo roof replacement can be affordable; it depends on going to the right place with the right question. These are honest ranges from our own jobs; the written proposal after the inspection is exact.

Maintenance plan
A set fee per visit for a defined time and materials; quarterly, semi-annual or annual per building
Flat roof restoration
Typically 30–50% of a replacement; most association flat roofs qualify
Flat roof replacement
Priced per square foot by membrane and insulation; phased per section or building
Shingle replacement
Gold, Platinum or Diamond package per building; community pricing across units
Paying for it

Reserves, assessments and phasing

We phase scopes to the reserve study and the budget year, bill by progress, and give the board the condition report and photos a special assessment or a loan application needs. Individual unit owners paying for their own roof section can use our residential financing.

FAQ

Condo and multi-family roofing, answered straight

What boards, property managers and landlords ask before they sign.

Have a question not listed here? Call (201) 267-3000 or request an estimate.

01How do you work in a large community without disrupting residents?+

With a schedule agreed with the manager, written resident notices, phased sections closed every evening, protected entrances and parking, noise kept to agreed hours, and a daily report so the board is never surprised. A restoration also means no tear-off and no debris chute.

02How long do multi-family roof repairs take?+

Every building is different, so we give the timeline after the inspection. Repairs are usually a day or two per building; a restoration or replacement runs in phases across the roof. With thirty years in this business we plan it so no unit is ever open overnight.

03Can you give us a maintenance plan for all of our buildings?+

Yes. Each building gets a schedule (quarterly, semi-annual or annual) based on its roof type and number of penetrations, a set fee per visit, and a written report with photos after each one. Problems found on a visit are fixed on the spot where possible and quoted when not.

04Will you come to our board meeting?+

Yes. We present the inspection findings and the options, answer the board's questions and leave a packet the manager can circulate.

05Can roofing expenses be written off?+

Roofing on multi-family and condo properties is often deductible as a repair or depreciable as a capital improvement, depending on the work. We provide the documentation; your accountant decides the treatment.

06Does a new roof increase the property's value?+

A new or well-maintained roof raises the value and the appeal of the property, lowers insurance and energy costs, and removes the biggest line in the reserve study.

07What happens in an emergency at 2 a.m.?+

A live roofer answers, not a machine. A crew mobilizes to the size of the problem, the roof is made watertight, the damage is photographed for the insurer, and a permanent repair is scheduled. Rain, snow, hail or holiday.

08Do you handle the whole exterior, not just the roof?+

Yes: siding, gutters and leaf guards, skylights, windows, stucco and masonry, deck waterproofing, pressure washing and painting. One contractor, one certificate of insurance, one schedule for the community.
