When dealing with a flat roof section of your home, you should be aware that shingles require a minimum pitch of 3/12, and therefore cannot be used. This system is the most common and economical choice but also requires the most care and skill to install, since they’re installed with an open flame propane torch. It has a strong, resilient, polyester mat that is coated with a special type of modified asphalt called APP. These roofs are easy to repair and maintain. While other types of roofing are sometimes subject to leakages in wet weather, torch down roofing is known for its resistance to rain, wind, and hail.
Over the last decade, peel and stick rolls have become more widely used because their installation doesn’t require an open torch to install. With this system, the roll is set in place and the release sheet is peeled off. Although more expensive, the peel and stick roll eliminates both the open flame and adhesive issues of some other systems. It also comes in several of the more popular shingle colors allowing homeowners the opportunity for a more consistent look and curb appeal.
Typically used in larger commercial or industrial roofing applications, single ply (EPDM, TPO and PVC) roof systems are another option for your residential flat roof. The membranes are usually mechanically attached or adhered to an insulation board. Single ply membranes are available in very large rolls, which make for a roof with very few seams, and less potential leaks due to installer error. Most single ply systems carry a 20 year warranty but since the accessory products are quite expensive, they are typically also the most expensive options as well.
Finally, a wide variety of roof coating systems can be used, such as silicone, elastomeric or asphalt based products. Many of these coatings offer a proven, guaranteed solution for renewing your weathered roof. They can be applied to virtually any existing roofing surface to create a seamless membrane that protects against permanent ponding water, ultraviolet light and severe weather.
